Tip 1. Get the paperwork ready – EPCs, any guarantees, certificates, planning permissions together with local authority building regulation approvals. By assembling all the paperwork now, it will save you the worry of rushing around when your solicitor suddenly starts asking for this information.
Tip 2. Budget – Find out how much you can borrow and remember to budget, not just for the mortgage repayments, but include the moving expenses, for instance removals and any other immediate expenditure you would wish to carry out in your new home.
Tip 3. Instruct a solicitor to prepare all the information ready to be sent to the buyer's solicitor. Find out how much they charge: What are the hidden costs apart from the attractive headline figure? Do they operate a no-sale-no-fee policy? How geared up are they for communication, or do you want to be able to visit an office?
Tip 4. Present your property in the best possible light. Tidy up both inside and outside, putting all the clutter away to maximise space.
Tip 5. Carry out any minor repairs that you had been intending to do but never got around to doing. A quick coat of paint on the front door makes all the difference. Remember, first impressions count.
